How to style your home for a viewing and make sure it sells quickly
Are you planning on selling your home soon? If so, you’re joining the many homeowners who have already put their property on the market, having taken advantage of the soaring house prices.
Whether you’re hoping to join them and get more than you paid for your home or you’re just considering your options, it’s worth thinking about what will make your property attractive to prospective buyers.
Everything from local schools and crime rates to what the neighbours are like all play a significant part in the decision-making process, but a lot of the final choice comes down to what the house is like. So, is there anything you can do to make your property stand out?
To help you work out what might need sprucing up before you pop that ‘For Sale’ sign up, here are some styling tips and tricks to make that viewing go smoothly.
First impressions
The first thing potential buyers see is the outside of your home. Therefore, it’s important that this area makes the best first impression. Weeds, an unkempt lawn, and a messy paint job on the front door can all put people off. Luckily, these are all easily fixed.
Tidy things up and invest in some plants to make things look attractive. Also, clean up any paving slabs with a jet washer and paint your door, fences, or gates to give them a simple update.
Focus on the outdoors
Staying outside, what does the area at the back of your home look like? Outdoor space is a huge selling point. One survey revealed that 43% of UK adults are prioritising this part of any property. To make your garden or ‘yarden’ an inviting space, get some outdoor furniture, add some plants, and make it a part of the property that you want to spend some time in.
Do some decluttering
It’s important that you strike a balance between showing that your home is, well, homely, and ensuring it’s tidy. Tidy away clutter and use any viewings you have lined up as an excuse to finally sort through things you no longer need.
It’s worth investing in some simple storage that you can take to your next home, too. Boxes, ottomans, and stools with built-in storage allow you to instantly clear away anything you’ve left out.
Brighten up
A simple paint job can elevate a room. If the muted grey that you chose for the bedroom a few years ago looks a bit drab in 2022, swap it out for a warmer neutral tone, such as an off-white or light cream.
Also, add lighting to highlight the areas you want to show off. A well-placed lamp can showcase a recent kitchen renovation or bedroom update.
Sell it
Now that you’ve dressed your home ready for buyers, make sure you get plenty of pictures of the property to market it online and in the windows of local estate agents. A well-selected photograph can be just the ticket to attracting buyers.
To really showcase your home and set it apart, invest in booklets with information and images of your property. This is a great way to keep your house fresh in the mind of buyers as they’ll have a document to return to.
What updates are you making to stage your property for buyers?
